At the center of Greenbriar Oceanaire is our magnificent 38,000 square foot clubhouse. Surrounding the clubhouse, Greenbriar offers meticulously manicured grounds which include the Arthur Hills Championship golf course – a “must play” course which winds through and around the community’s perimeter.

A Place for Every Pursuit
Our clubhouse is central to our community and serves as home-base for many of our clubs and committees. There is a cozy library where residents share books, an Arts & Crafts room, a billiards room with four full size tables, meeting rooms, party rooms with balconies overlooking the outdoor pool and golf holes one and eighteen, as well as card and all-purpose rooms.
And beyond these rooms, of course, Greenbriar offers two dining experiences, extended gym facilities, a golf pro shop, and a Grand Ballroom – all covered later in this overview.
Work It Out!
There are so many ways to stay active at Greenbriar Oceanaire. Swimmers can enjoy the sport year-round with a large, heated indoor pool. The ceiling retracts to let in the sunshine, or you can choose the large outdoor pool in warm weather. There’s also a hot tub big enough for 20 of your neighbors! Ample seating under umbrellas makes the pool areas a simply beautiful place in which to relax.
Nearby, the workout rooms offer the full complement of exercise options. From rows of treadmills and stairmasters to other state-of-the-art equipment and free-weights, you can find the exercise best suited for you. The aerobics room, with its special floor designed to ease the pressure on your feet, is used for group exercise classes including yoga, Pilates, jazzercise and more…
Book a challenging game of tennis or pickleball or indulge in the more leisurely pace of bocce. Courts are situated right by the outdoor pool, where you can join neighbors for some quick refreshments at the outdoor grill when you are done.
Nightlife
It’s showtime! Inside, the Grand Ballroom seats 650, theater-style, and is capable of staging professional quality productions. The Ballroom has been home for many popular events and performances, including:

Oceanaire Restaurant and the Outdoor Grill
The Oceanaire Restaurant at Greenbriar Oceanaire is an unforgettable experience offering hand-crafted, signature dishes by our culinary staff while you dine in our clubhouse restaurant. Add a unique selection of wines from our “Greenbriar Collection,” craft beer, or a specialty cocktail for an elegant touch with your meal. The Oceanaire Restaurant is also a great choice for lunch or dinner after a round of golf or for a laid-back gathering during Special Events.
Looking for something more casual? Our outdoor grill is located by the Golf starter location and in between the outdoor pool, tennis, and bocce courts. The grill starts off with a hearty breakfast available to early golfers, and at lunch they offer hamburgers and hotdogs, sausage and peppers sandwiches, and then they vary the menu with many other great choices. The grill stays open from early morning through a good part of the afternoon.
Championship Golf
Whether you’re an expert golfer, or you simply play for fun, the Arthur Hills Championship Golf Course will provide hours of enjoyment. This is a course tailor made for players of all levels.
This is also a beautiful course, dotted with ponds, streams and trees, and framed by the interesting slopes and shapes of the land. This is not a course inspired by any other, but its own unique design. The pines, oaks and vegetation clearly have a “New Jersey” feel. Golf course architect Brian Yoder worked with the ample space he was given, to create a course that began at the clubhouse and looped around, returning to the clubhouse midway.
This traditional design is indicative of Arthur Hills, using such visual cues as sand traps, trees and grass-based bunkers to help the golfer frame the hole. The goal, according to Yoder, is to make the course interesting and fun to play at all levels so that it keeps golfers coming back for more. Therefore, there are not too many forced carries and each hole offers its own cues to help with strategy. Since golf is largely a game of angles, the angles are carefully set up for success.
As you will see, the Arthur Hills Championship Golf Course is more than just a place to golf. It is a tribute to the rich relationship between Greenbriar and Arthur Hills, and to the grand traditions of this great game.

Surrounding Area
Greenbriar Oceanaire is one mile east of the Garden State Parkway Exit 69, two miles from Barnegat Bay and 20 minutes to Long Beach Island and minutes from ‘The Pinelands’ National Reserve. In addition to local entertainment, some of which is historical (Albert’s Music Hall) there is the Surflight Theater on Long Beach Island and shows in Atlantic City: a mere 45 minutes away. The diversity of culinary offerings is equally enjoyable with a variety of restaurants nearby. We have several local marinas providing access from Barnegat Bay to Long Beach Island and the ocean. And don’t miss the Barnegat Branch 16 Mile Rail Trail for both bikers and hikers which runs right outside our rear gate.
Greenbriar Oceanaire is well situated near the finest medical centers in New Jersey. Greenbriar’s convenient location allows easy access throughout the surrounding area including Toms River Park & Ride Bus Transportation to New York City and all major international airports.
